Cleaning is the most common reason people lose part of it, and almost never for anything structural.
When your tenancy ends the agent compares the property against the ingoing condition report you signed when you moved in. Anything beyond fair wear and tear can become a deduction, and cleaning is the easiest category to point at, because it is visible and it is photographed.
An oven that was wiped rather than degreased. A rangehood filter nobody thought to remove. Shower grout. Window tracks. The top of a kitchen cupboard nobody has touched in two years.
A standard house clean will not pass an exit inspection, and it is not meant to. A regular clean is about how a home feels to live in. A bond clean is about passing a documented inspection, and the checklists are entirely different.

Every bond clean covers more than 120 tasks as standard, from the oven interior and rangehood filters to skirting boards, window tracks, wardrobe interiors and stair balustrades. You are not selecting from that list. All of it is completed, and all of it is covered by the Bond Back Guarantee.

This is not an hourly booking. Our team completes the listed scope regardless of the time it takes. Your fixed quote is confirmed in writing before the booking is locked in, and if the property differs materially from what you have described we contact you before commencing.
Quoted on inspection instead of a fixed price, because they depend entirely on size and condition: windows above ground floor, wall washing beyond light spot cleaning, full curtain sets, balcony or courtyard cleans, garage sweep-outs, pressure washing (minimum call-out $150) and rubbish removal. Urgent same-day bookings carry a 25% loading and after-hours, Sunday or public holiday work 30%.

If your agent raises a cleaning concern, we come back.
Notify us within 48 hours of your clean by email, with details and, where requested, photographs and a copy of the inspection report. We arrange a return visit at no cost, completed within 5 business days of the report, subject to access.
The guarantee covers the scope in section III. It does not extend to optional extras that were not purchased, anything on the exclusions list, or issues arising from conditions outside our control. Full terms are in our Terms and Conditions.

VThe Limits
Not included in any clean.
For safety, insurance and practical reasons these fall outside our service and cannot be quoted as an extra. We would rather tell you now than on the day.
- Biohazards, including blood, human or animal waste, vomit and medical sharps
- Pest control, insect infestations or nest removal requiring a licensed operator
- Repairs, painting, patching, re-sealing or resurfacing of any kind
- Removal of paint, silicone, adhesive, blu-tack residue or permanent marker
- Permanent staining, mineral etching, rust damage, or surfaces damaged beyond restoration
- Moving heavy, fixed or bulky items including furniture, white goods and shelving
- Any work requiring access above the height of a standard two-step ladder
- Inside cupboards, drawers or floor areas where belongings have not been removed
- Cleaning, packing or handling personal belongings left on site
- Gardening, lawn mowing or landscaping
Where a surface cannot be restored despite correct treatment, we document it with photographs and provide them to you for the property manager.

What we need from you.
Your fixed price holds provided the following, which is how we can quote without inspecting first.
- The property is empty of belongings, rubbish and furniture before we arrive, unless a furnished quote has been provided
- Working electricity, hot and cold water and lighting are available throughout
- Clear access to the property and all areas to be cleaned, for the full booking
- If the condition differs materially from your description, we contact you before commencing to discuss options
- Add-ons not listed on your quote are not included and are not covered by the guarantee

Before you book.
Can you guarantee I get my bond back?
No, and be careful of anyone who says otherwise. Agents also assess damage, gardens, rubbish and rent arrears, none of which a cleaner touches. What we guarantee is our own work: notify us within 48 hours of a cleaning concern inside our scope and we return at no cost, within 5 business days of the report.
Is the price fixed or hourly?
Fixed. This is not an hourly booking. Our team completes the listed scope regardless of the time it takes, and the times shown are what we typically allow on site, not what you are billed for.
Do you charge extra per bathroom?
No. Every bathroom, ensuite, powder room and wet area is included in the price you see. Most Sydney cleaners add a fee for each additional bathroom, which is why a quote that looks cheaper up front often is not. A three bedroom home with one bathroom and a three bedroom home with three bathrooms cost exactly the same with us.
Does my lease require professional carpet cleaning?
Many Sydney leases do, with a receipt provided, particularly where pets were approved. Check your agreement. Carpet steam cleaning is $60 per room, and we provide the receipt with your invoice.
What if the property is still furnished?
We can still clean it, but it will not be a full bond clean because we cannot reach behind or underneath. A furnished property carries a 20% loading on the base clean. Switch it on in the quote builder to see the effect.
Do I need to be there?
No. Most clients leave a key, a lockbox code or building access. We confirm the entry arrangement in writing when you book and photograph the property when we lock up.
Can I get the full scope of works in writing?
Yes. Every booking receives our Scope of Works document, which sets out all 120-plus included tasks, the extras price guide, the exclusions and the guarantee terms. Ask and we will send it before you commit.
